Realising Singapore’s Smart Nation dreams
Punggol Digital District is Singapore’s newest neighbourhood. It’s also the nation’s first business hub to fully integrate smart buildings technology with physical infrastructure, creating a future-ready, sustainable environment for all the people who will live, work and study amongst its lush green surrounds.

Masterplanned and developed by JTC Corporation (JTC), designed by WOHA Architecture and with Beca as the Mechanical and Electrical Engineering consultants, construction was progressively completed from late 2024. The neighbourhood is already coming to life, with the Punggol Coast Mall and stage one of Punggol Heritage Trail already open.
 
A convergence of innovation and community
More than just a collection of smart office buildings, PDD represents a living, breathing community that will help Singapore realise its Smart Nation dreams. Think of it as Singapore’s very own version of Silicon Valley.

Alongside tenants such as the Cyber Security Agency of Singapore, GovTech and local robotics firm dConstruct, the 500,000m2 district will also house a hotel, educational institutions and lifestyle-focused spaces.

As a true convergence of innovation and community, the Singapore Institute of Technology (SIT) – another proud Beca buildings client – has already moved into their new 91,000m2 campus at the heart of PDD. This space alone can accommodate 12,000 students and 2,200 staff. Designed to foster close collaboration between academia and complex, high growth industries including AI, Cybersecurity and Fintech, PDD has its eyes set firmly on the future, much like Singapore itself.

Smart infrastructure with digital integration at its heart
Underpinned by digitalisation and smart infrastructure, all buildings within PDD are connected via the district’s Open Digital Platform (OPD). Co-developed with GovTech, the ODP serves as the district’s digital backbone, bringing together various systems to optimise building management and resource utilisation, with its vast network of 20,000 IoT (Internet of Things) sensors. These sensors will help operate the following features that truly give PDD its ‘smart’ credentials:
  • Facial recognition technology for secure access control.
  • Cloud-based Building Management System (BMS) for real-time monitoring and control of air conditioning systems.
  • Smart lighting systems to optimise daylight use and reduce energy consumption.
 
Green building leadership
Staying true to Singapore’s development philosophy, Punggol Digital District is also an award-winning example of green building leadership. As a car-lite district, PDD has been designed with 1,500 bicycle lots, 151 parking spaces reserved for EV chargers (the most of any single area in Singapore) and seamless integration with the North East (Purple) MRT line’s Punggol Coast Station and Bus Interchange. Noteworthy sustainability features include:
  • Rooftop photovoltaic (PV) panels connected to smart grids to manage peak demand and promote energy resilience.
  • High-performance glass windows to reduce cooling loads and enhance indoor comfort.
  • District Cooling System (DCS) and Pneumatic Waste Conveyance System (PWCS) for efficient utilities management.
  • Bioswales and rain gardens to harvest rainwater, saving approx. 208,000m³ of water annually.
  • An eight-storey Mass Engineered Timber building which achieved BCA Green Mark Platinum Super Low Energy certification with 40% energy savings.

These overall sustainable practices will not only make everyday better for PDD’s occupants by maximising comfort in Singapore’s tropical climate, they will also leave a positive environmental legacy for generations – enabling the district to achieve a 35% annual reduction in carbon emissions.
 
Beca’s role
Thanks to our strong track record in delivering large-scale, high-end building developments across Singapore, Beca was engaged by JTC Corporation in 2018 to carry out MEP (Mechanical, Electrical and Plumbing), Masterplanning and Engineering services, as part of a multi-disciplinary team led by WOHA Architects.
We’ve since collaborated with Engie to coordinate design of the sitewide cooling system for this landmark project, and a 66kV underground electrical substation – amongst the first of its type in Singapore.

Throughout the five-year construction phase, our team worked in partnership with the client JTC, and main contractor Woh Hup Pte Ltd, to bring to life the mechanical and electrical systems for this comprehensive project. Extensive collaboration with our client was also conducted to ensure stakeholder expectations remain aligned.

Beca also subconsulted to global architecture consultancy Ramboll on their smart cities masterplanning work. This ensured PDD incorporated a network of IoT sensors throughout its buildings, alongside facial recognition technology for access control, the Open Digital Platform (OPD) and a first of its kind, secure, cloud-based Building Management System.

In a nation renowned for its focus on excellence and innovation, Punggol Digital District is set to become a role model for merging work, play and living well into the 21st century.
