Together with the precinct’s integrated logistics infrastructure, high-specification spaces and proximity to nearby research and academic institutions, this 600-hectare development, comprising four industrial buildings, is helping push Singapore to the forefront of advanced manufacturing globally.
One of the defining features of this development is the use of autonomously guided vehicles to transport materials throughout the seven levels of its buildings, from the loading dock directly to the tenant premises.
Sustainable design is also at the forefront of this precinct. Award-winning features include a state-of-the-art district cooling system that leverages centralised chilled water production to efficiently cool multiple building across the estate, rainwater harvesting for landscape irrigation, a commitment to 40% green coverage and a Pneumatic Waste Conveyance System (PWCS) that uses a network of pipes to collect and transport waste from multiple collection points to a centralised location.
Key Highlights
- 600ha advanced manufacturing precinct - part of Singapore's Jurong Innovation District (JID)

What we did
Beca were the smart cities, mechanical & electrical engineering and ICT consultants for this exciting project. Working closely with the master planners at Jurong Innovation District, we coordinated the seamless integration of Bulim Square’s wider data network infrastructure with the demanding connectivity needs of the individual tenants, who occupy its 196 units.
A series of wired and wireless networks were also built into the precinct, with these connected to high security, on-site data centres; providing state-of-the art connectivity for tenant and building operations management systems. This includes ‘Digital Ceilings’ that provide real-time building data, wireless media rooms and people counting systems.
Bulim Square's opening in October 2025 was a milestone in Singapore’s drive to become a truly ‘Smart Nation’, well prepared for the challenges and opportunities of the 21st century!
