Setting the standard for green buildings in New Zealand

Designed to set a benchmark for environmentally-sustainable design, Wellington’s Meridian Energy Building has achieved some impressive green credentials and is inspiring commercial property owners and tenants to set aspirational goals of their own.

Both the building owner Stride Property Ltd and anchor tenant Meridian Energy wanted a flagship building befitting a landmark, waterfront site, with industry leading performance. Ambitious targets were set for environmental outcomes including indoor environmental quality (IEQ), energy use, water use, construction waste, sustainable materials, and delivering a positive occupant experience.

Such a project approach was new for New Zealand, but with help from our environmentally-sustainable design (ESD) experts, the investment paid off.

The building is now using 78% less energy and 64% less water than comparable office buildings and zero fossil fuels on site. The building was New Zealand’s first 5 Green Star rated building and is the only building to achieve the maximum 6-star NABERSNZ rating for exceptional energy performance in use.

Achieving this impressive result required a courageous project team to develop and deliver an integrated ‘whole building’ solution. Providing ESD, building services and fire engineering to the project, we worked closely with the architects (Studio Pacific Architects in association with Peddle Thorp) to effectively integrate the engineering with the architectural concept.

We undertook extensive computer simulation analysis to inform and refine the building design and specifications, balancing natural light and ventilation to optimise occupant comfort, IEQ, and energy efficiency. Green features include heat pump heating, solar hot water, rainwater recycling, mixed mode ventilation, and an integrated building management system that automatically controls windows, blinds and climate responsive façades to optimise lighting, heating and cooling performance.

For owner and tenant, 33 Customhouse Quay is much more than an office building, but a demonstration of commitment to sustainability and innovation, and the business benefits that can be achieved.
