The Mixed Development in Shanghai is one of the first developments in China for major Singapore developers GuocoLand. With almost 500,000m2 of GFA, it consists of SoHo on 30 floors, top grade offices, a 26-storey 5-star hotel, 30 levels of serviced apartments and mixed retail. It is located in the Putuo District of Shanghai, close to Hongqiao Airport, and will cater to the needs and lifestyle of growing communities in the area, as well as the international and local business communities. Situated next to the Changfeng Park, it will offer residents a large green oasis.

The project is being constructed in two stages. Beca was appointed to provide full M&E services, including concept and preliminary design, construction drawings review, tender documentation and evaluation, and technology support for the construction.

One of the main challenges of this mixed development project is the need to design building services to accommodate individual buildings with different usage and varying structural style, while within the same large development.

Beca worked closely with the client and the Local Design Institute, and drew on extensive experience and skills to design a M&E system that was economical, environmentally friendly and convenient for overall property management.

The project is now in construction, and Beca have since been awarded a similar mixed development contract in Beijing for the same client.
